Scheduled around your lease, not our calendar
Office disposal almost always runs against a lease deadline. The unit has to be handed back in its original condition by a fixed date, and the reinstatement contractor can't start until the floor is empty. We schedule to that date and work outside business hours wherever the building allows — evenings, overnight, or across a weekend — so your team keeps working until the last possible day.
Most commercial buildings require a loading bay booking, a service lift reservation and management approval for after-hours access. We coordinate that with building management directly rather than handing you a list of things to arrange.
What comes out of an office
- Workstations and desks — including bench systems and cable trays
- Office chairs — usually the largest single item count in any clearance
- Partitions and screens — dismantled panel by panel
- Filing cabinets, lockers and storage units
- Meeting tables, reception counters and signage
- IT equipment — monitors, desktops, printers, server racks, UPS units, cabling
- Pantry fit-outs — fridges, cabinetry, coffee machines, water dispensers
- Carpet, false ceiling and glass partitions where a full strip-out is needed
Documents and data need deciding first
Two things to settle before the crew arrives. First, paper: confidential files should go to a shredding service or be clearly separated from what's being thrown. Second, data-bearing equipment — hard drives, servers, network gear, and copiers, which store scanned documents internally and are the one people forget. If IT hasn't wiped or pulled the drives, either do that first or tell us, and that equipment gets separated and handed over rather than loaded with everything else. Ten minutes of planning here avoids a much larger problem later.
Reinstatement and strip-out
If the lease requires the unit returned to bare shell, disposal is only the first half. Carpet, partitions, false ceilings, feature walls and pantry cabinetry all have to come out, and that debris is heavier and bulkier than the furniture was. Retail, F&B and warehouse
The same crew handles retail fit-out removal — shelving, display units, counters, signage — and F&B outlet clearance including kitchen equipment, cold rooms and stainless steel fabrication. Warehouse and industrial clearances are quoted by the load in the same way. These are usually done after closing so trading isn't affected.
Getting a commercial quote
For anything larger than a small office, send a floor plan if you have one, plus a rough count of workstations and chairs and photos of the pantry and server room. That's enough for a fixed price without a site visit. If the building has unusual access restrictions, tell us early — it's the thing most likely to change the crew size.
